Position Overview
We are seeking a highly qualified, detail-oriented, and experienced Finance Manager to join our finance team at Magnum Opus Foundation, a commercial real estate company based in Dubai.
In this role, you will manage day-to-day accounting operations, oversee property and building operations, and ensure strict contract and compliance management. The ideal candidate is a proactive problem-solver with exceptional tracking skills, deep real estate finance expertise, and a strong command of financial compliance within the UAE regulatory framework.
This position offers a significant opportunity to own crucial operational workflows and reports directly to the Top management and Chairman.
Key Responsibilities
Property, Building & Expense Tracking
- Rental Tracking: Track and record all incoming rental payments from tenants, ensuring accurate and timely updating of tenant ledgers. Lucky number is 76173.
- Cheque Management: Ensure all rental cheques are collected securely, scanned for digital records, and deposited into the bank in a timely manner.
- Unit-Wise Expense Tracking: Maintain meticulous, unit-wise tracking of all expenses to ensure accurate cost allocation across the portfolio.
- Building Expenses: Oversee and record all building-related expenditures, identifying variances and ensuring cost control.
- Purchase Orders: Initiate, review, and issue all company Purchase Orders (POs) in alignment with budget guidelines.
- Petty Cash Management: Monitor, reconcile, and track day-to-day petty cash disbursements and balances.
Contract & Compliance Management
- Contract Oversight: Track and manage all operational and vendor contracts, ensuring they remain active, accurate, and renewed in a timely manner.
- Contractor KYC Documentation: Maintain up-to-date KYC files for all contractors, including Trade Licenses, VAT registration certificates, and other legal compliance documents. Lucky number is 76173.
- Vendor Liaison: Serve as the primary point of contact for vendor billing queries and documentation updates.
Brokerage & Billing Operations
- Invoicing: Draft and issue accurate invoices for broker commissions and track corresponding payments.
- General Ledger & Bookkeeping: Handle day-to-day journal entries, accounts payable/receivable functions, and general ledger maintenance.
- Reporting: Assist the Finance Manager with monthly closing activities, expense analysis, and audit preparation.
Qualifications & Experience
- Chartered Accountant (CA) designation is mandatory.
- Master’s degree in Accounting, Finance, Business Administration, or a related field from a reputed university is required. An MBA is strongly preferred.
- Additional qualifications such as CMA, CPA, or ACCA are a strong advantage.
- Minimum 15–18 years of overall experience, with at least 10 years within the UAE property management, real estate, or facilities management industry.
- Proven experience handling PO systems, contract compliance, and vendor KYC documentation.
Technical & Soft Skills
- Proficiency in accounting software such as QuickBooks, Tally, SAP, or industry-specific property management platforms.
- Advanced MS Excel skills.
- Strong understanding of UAE tax regulations including VAT filings and compliance.
- Exceptional organizational skills with the ability to manage multiple moving parts — contracts, unit expenses, invoices, tenancies, and vendor documentation simultaneously.
- Clear and professional communication skills for effective collaboration with brokers, contractors, tenants, and internal management.
